classified imageNOTICE OF HEARING The Straban Township, Adams County, PA, Zoning Hearing Board will hold a public hearing on October 30, 2014 at 7:00 p.m. in the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following: Sheetz, Inc.: Zoning application regarding property located at the intersection of S.R. 30 and Camp Letterman Drive in Straban Township. The property is located in the EC-1 zoning district established by the Straban Township zoning ordinance. The application filed by Applicant appeals from determination of the Straban Township Zoning Officer in respect to certain zoning ordinance provisions. Applicant proposes to "rebuild" an existing Sheetz convenience store with fuel sales at the above described location. The proposed "rebuild" project is part of a subdivision and land development plan proposal developed by the owner of the existing Sheetz store property and an adjacent tract of real estate. Applicant Sheetz, Inc., lessee of the property at issue, proposes construction of a new larger Sheetz convenience store with drive thru service and accessory fuel sales. The variance requests arise from determinations made by the Straban Township assistant zoning officer pertaining to current parking and sign regulations and restrictions. The variance requests in respect to parking are as follows: (1) To permit off-street parking to be located between the front of the new store building (the building facade) and U.S. Route 30; (2) to permit off-street parking within the front yard area of the new building within the front yard area along Camp Letterman Drive upon which the newly constructed structure will also front; (3) to allow parking between the main entrance of the new building and the refueling bays; and (4) to allow parking less than the minimum of 10 feet from the principal building. The application for variance in respect to signs is as follows: To allow three (3) additional wall signs on the Sheetz new building to the extent the Sheetz signs over the entrances to the new Building are not considered awning sign and also to allow a wall sign on the Sheetz new building over the drive-thru payment/pickup window, to the extent it is not considered either a sign controlling use of private property or an awning sign.
